Signs It’s Time to Replace Your Roof
A roof’s performance and structural integrity are the first barriers to protecting your home and cottage from rain, snow, hail, wind, heat, cold, pests, wood rot, mildew and mould. If you see any of the following warning signs, you’ll know that your roof needs more than a simple patch job – it needs a professionally installed replacement.
BLANK
You find shingle granules on your walkways, patio, grass and gutters and notice bare patches exposing the roofing underlayment. Once the granules fall off, water can seep through and affect the structural integrity and strength of the shingle. The shingle structure as it acts as a protective layer from UV rays, heat build-up, rain, ice and moss growth.
Your roof has outlived its lifespan. Time, temperature, and weather swings have compromised your roof’s integrity, making it vulnerable to leaks, structural rot, insulation decay and interior damage
Bald Spots
You find shingle granules on your walkways, patio, grass and gutters and notice bare patches exposing the roofing underlayment. Once the granules fall off, water can seep through and affect the structural integrity and strength of the shingle. The shingle structure as it acts as a protective layer from UV rays, heat build-up, rain, ice and moss growth.
Your roof has outlived its lifespan. Time, temperature, and weather swings have compromised your roof’s integrity, making it vulnerable to leaks, structural rot, insulation decay and interior damage.
Curled Edges
You notice that your shingles are cupping and curling at the edges. The shingles have detached from the roofing structure. Typical causes for this condition are poor attic ventilation, moisture build-up, improper installation, poor-quality materials or multiple layers of shingles.
Your roof is now exposed to the elements, leading to mould, mildew and poor interior air quality. You lose heating and cooling efficiency, and your utility bills are skyrocketing. Your home looks rundown, losing value and curb appeal.
Cracks
You spot cracks on the shingle’s surface. This happens when the compounds that keep shingles flexible and waterproof are lost, causing the shingles to shrink and crack, leaving the roof open to significant structural damage.
A common culprit is low-quality shingles, which cause rapid compound loss. With further shrinkage, the cracks go deeper and form gaps, exposing the sheathing and roof deck, and making your home or cottage defenseless against weather and pests. Â
Water Leaks
You hear an odd dripping sound, step in a wet spot and see a dark stain on your ceiling. Water is the biggest threat to your roof’s integrity, typically caused by loose or missing shingles, poor installations, inferior shingles, flashing issues and the roof’s age.
If you ignore roof leaks, water will continue penetrating your attic insulation, joists and interior walls, causing timber rot and mould growth.
Animal Damage
You awake to strange scratching sounds and notice squirrels, raccoons, birds, and mice digging and tearing into your shingles and underlayment. They’re looking for a warm and safe attic to nest.
Don’t underestimate these cute critters. They can further damage insulation, interior wood, wiring, and drywall.
Your roof is more than 20 years old
Like an old pair of shoes, everything, even your roof, wears out. It’s now well past its warranty. It leaks, sags, lets in sunlight, lacks visual appeal, and continuous patching isn’t economical any longer.
The roofing issues will escalate and severely compromise the structural integrity of your roof system. Shingles manufactured 20-30 years ago aren’t up to today’s energy-efficient standards. You’re paying more for heating and cooling, and you want to protect the interior of your home from possible damage.
Your roof is sagging
You spy a sagging area of your roof or sway in the ridgeline. Design flaws in the roof structure, excess weight from snow, layers of shingles, poor installation, thin sheathing, severe water damage, and an old roof are some of the causes for this wavy appearance. Â
Your roof should be straight as an arrow. A sagging roof is unsafe and needs immediate attention to avoid further structural, plumbing, electrical, and interior wall damage. Severe sagging can lead to further structural damage.
Your roof is inefficient
You notice you’re paying higher and higher heating and cooling bills. Inadequate insulation, low-quality shingles, no underlayment, poor ventilation, and water leaks contribute to fluctuating heat loss and gain, making your HVAC systems work overtime to keep a comfortable interior temperature.
Today’s highly engineered and energy-efficient roofing materials, up-to-code attic insulation and proper ventilation will save you from soaring heating and cooling costs and help your HVAC system last longer.
